Leasehold Explained: What M Aspira’s 99-Year Tenure Means for You
“Leasehold” worries a lot of buyers. Most of that worry, for a new 99-year lease, is misplaced — here’s why.

The facts
M Aspira sits on a 99-year leasehold with the lease expiring 13 August 2123. From 2026, that is roughly 97 years remaining — effectively a full, fresh lease. It is a serviced apartment under the Housing Development Act, on a commercial title. None of that is unusual; a large share of new high-rise homes in Kuala Lumpur are leasehold serviced residences.
What it means in practice
For the next several decades, a 99-year lease behaves, financially, very much like freehold:
- Financing: banks lend on long-lease properties on normal terms; a fresh 99-year lease is not a constraint on your margin.
- Resale: the leasehold “discount” that people worry about only becomes material when a lease gets short — typically under ~60 years remaining. That is decades away here.
- Use & ownership: you hold and enjoy the unit exactly as you would a freehold one for the life of the lease, and it passes to your heirs.
So should it change your decision?
For an own-stay buyer or a medium-term investor, the 99-year tenure should not be the thing that stops you — the location, price and product matter far more. If you are specifically a multi-generational, freehold-only buyer, that is a legitimate preference, and worth weighing against M Aspira’s newness and connectivity.
